Intelligent land – helping you plan for the future – and the near future?

The headlines have been grabbed recently by the Government’s “Planning For The Future” white paper – you know, the one which sets out lots of radical changes to the planning system “in the future“.

Things like:

A new “zoning” based local plans system with land zoned for growth, renewal or protection.
– – Increased public involvement in local planning, but using streamlined procedures, evidence requirements and assessments.
– Subsequently reduced consultation on planning applications which comply with zonings.
– A new nationally based Infrastructure Levy.

That consultation runs until 29th October.

However, that has rather overshadowed the Government’s not dissimilar “Changes to the Current Planning System” consultation – which sets out radical changes to the planning system – “not quite so far into the future” – as the other one! We know that because this consultation ends 28 days earlier on 1st October.

Are you keeping up?

So, just a reminder that the “not quite so far into the future” consultation covers:

– changes to the standard method for assessing local housing need,
– temporarily lifting the small sites threshold below which developers do not need to contribute to affordable housing, to up to 40 or 50 units to support SME builders
– extending the current Permission in Principle to major development so landowners and developers now have a fast route to secure the principle of development for housing on sites without having to work up detailed plans first.

Oh, and don’t forget major changes to the Use Classes Order! They are already in force!
