Land earmarked for residential development comes to the market in North Dorset

A plot of brownfield land in North Dorset has been brought to the market with outline planning permission for almost 50 new homes.

Located in the village of Okeford Fitzpaine, the 7.05 acre site (2.58 hectares) was granted permission to demolish existing industrial buildings to make way for 47 new homes, subject to conditions and the completion of a Section 106 agreement.

The existing buildings, which have been vacant for several years, extend to a total of 5,854 square metres (63,000 sq ft) and comprise a range of industrial sheds and temporary portacabins of varying size, age, and condition.

Lying between Blandford Forum and Sturminster Newton, the site is bounded by Shillingstone Lane to the north and agricultural land to the east and west. The southern boundary of the property is adjacent to the Cranborne Chase and West Wiltshire Downs AONB.

Offers are being invited on both an unconditional and conditional basis. A deadline of 12 noon on Friday 12th April 2024 has been set for interested parties to confirm bids.

Toby Drax, a surveyor in the Savills South Coast Development team, who is handling the sale, said: “The availability of this site presents both a fantastic opportunity for developers and provides a welcome boost in the delivery of much needed housing to the area. With excellent connectivity to surrounding areas and local amenities, we are anticipating a strong level of interest in this site, particularly from SME housebuilders in the area who specialise in the local vernacular.”

Viewing of the site is strictly by appointment and can be arranged via Savills.
